Renting a home in Limburg? Don’t overlook your insurance

Found a place to call home in Belgian Limburg? Before collecting the keys, there is one important detail worth checking: your home insurance. What is required, what is optional and what happens if your landlord is already insured?

Moving to a new country involves plenty of practical arrangements. From signing your rental agreement to setting up utilities and exploring your new neighbourhood, there is a lot to think about. Home insurance might not be your first priority, but understanding how it works could save you considerable trouble later.

A Belgian rental rule worth knowing

If you are renting a home in Flanders, you will probably come across the term brandverzekering, meaning fire insurance.

Despite its name, it is not just about fires. Under Flemish legislation, tenants with residential rental agreements covered by the rules introduced on 1 January 2019 must insure their liability for fire and water damage.

Imagine a washing machine leaking into the apartment below, or an accidental kitchen fire damaging your rented home. Whether you are responsible for the damage and what your insurance covers will depend on the circumstances and your policy.

What about your personal belongings?

Your landlord’s insurance does not automatically cover your furniture, laptop or other possessions.

For that, you can consider contents insurance (inboedelverzekering). While generally optional, it can protect your belongings against certain insured risks.

But pay attention to the details. Theft, expensive electronics or bicycles may require additional coverage.

Already insured through your landlord?

Some rental agreements include a waiver of recourse (afstand van verhaal). This means that, under certain conditions, the landlord’s insurer will not seek reimbursement from the tenant for specific damage.

Such an arrangement may affect whether you need separate tenant’s liability insurance, but it does not necessarily cover your belongings or damage to neighbours.

Always ask what is included before relying on your landlord’s policy.

A few questions before you move in

When comparing insurance policies, look beyond the monthly premium. Check which risks are covered, what you would pay yourself in case of damage and whether your belongings are adequately protected.

If you are sharing a home with others, also clarify who is insured under the policy.

Taking the time to check these details before moving can make settling into Limburg a little easier.
